Clark County Assessor Property Tax Appeal 2010 of my 5 properties

     I have sent by US Certified Mail appeals for my 5 properties. If you do not send by certified mail, there is a probability that the Clark County Assessor will lose your appeal and you will not be able to appeal your values.

     You have to call in to the Clark County Assessor to get their special forms for you to make your appeal on. This is being done to limit appeals. Last year, I sent only a letter to appeal my properties.

      On the Clark County Assessor Appeal Form, they are trying to limit how you are going to appeal your value. They are interested in Comparable Sales of Like properties. This sounds like you are going to need an appraiser, but I have found two websites that will give you great help in getting comparable sales. One is www.cyberhomes.com and the other is http://www.realup.com/. Cyberhomes seems to specialize in values of residential real estate and I have been told that Judges and attorneys use this website for current values. Realup seems to specialize in commercial property. Both are free, but Realup needs you to signup to get complete access.

       I believe from analyzing the information from both of these websites and my 5 properties that the 2 residential real estate taxable values are close to correct, but that the 3 commercial properties are way off. Everyone in Clark County that has commercial property should appeal their Taxable Values. Remember Taxable Values listed on the card from the Clark County Assessor should not be more than Full Cash Value by law. Residential Real Estate owners should compare with cyberhomes and see if their value is more than the taxable value. If so, there may not be a reason to appeal, except that the Clark County Assessor is not following the law and may change his mind at any time.

       I have attached A Taxpayers Guide to the Clark County Board of Equalization so that you could get information that the Clark County Assessor sends to you when you request for appeal forms.

       My hearing before the Clark County Board of Equalization was scheduled for Saturday February 26, 2010 at 8am and I thought that it would be televized on Channel 4, but after the hearing I found out that they were not televizing the Saturday meetings. I believe that this was done on purpose so that the smallest amount of people would hear what I had to say.  I read into the record this 5 page letter and there was 5 seperate hearings that lasted about 1 hour. The Clark County Board of Equalization completely disregarding the information in my 5 page letter and ruled as follows:

3. 2385 N. Decatur Blvd

4. 3369 Thom Blvd

5. 4 acres near Larrys Hideaway

Here are the appeal forms to the State Board of Equalization for the February 26, 2010 decisions that they made and I faxed it on March 1, 2010 and sent by certified mail that they received on March 5, 2010.
